The flat is fairly large for a young couple: about 70 m², comfortable rather than huge.

There are three rooms: a living room, a bedroom, and a study/nursery, plus a separate kitchen, a bathroom, a hallway, and a glazed balcony.

The rooms are bright and practical:

• Bedroom (~14 m²), cozy, with a built-in wardrobe and blackout curtains.
• Study/nursery (~12 m²), quiet, with shelving along one wall.

• Bathroom, fully tiled, walk-in shower and a new vanity unit.
• Balcony, insulated and suitable for plants.

They’ve already done the main repairs: rewired the flat, skim-coated and painted the walls in neutral tones, laid laminate in the rooms, fully retiled the kitchen and bathroom, replaced the plumbing and fixtures, installed new interior doors, fitted double-glazed windows, and insulated the balcony.

They’re going to buy a corner sofa, a TV unit, a dining table with four chairs, a 160-cm bed with storage, an additional wardrobe for the hallway, a desk and ergonomic chair for the study, a couple of bookcases, and some wall cabinets for extra kitchen storage.

Placement plan: the corner sofa will go along the long wall of the living room with the TV unit opposite; the dining table will stand by the kitchen window; the bed will be on the interior wall of the bedroom with the wardrobe along the left wall near the door; the desk will sit under the window in the study, with bookcases on the north wall; the extra wardrobe will be in the hallway, and the balcony will have a small bistro table and a plant rack.

They plan to have their house-warming party on Saturday, February 1, at 5 p.m., once the last pieces of furniture are delivered.
